Finding a Building Plot
The first step to self-building is to locate a plot. This can be one of the most frustrating and time-consuming parts of the project. Here are some pointers to get you going.
- Contact estate agents in the area you wish to build. All estate agents these days have websites listing the properties they have available. Register with these websites for regular updates.
- In Scotland, you will find that the country is divided up into areas and these are covered by centres such as the HSPC (The Highland Solicitors Property Centre). There are variations on this theme for other areas such as Tayside, Edinburgh, etc.
- Go visit the area you are looking to build in. Speak to the estate agents. Get to know the locals where you are looking to build and ask around; a great excuse for a pint in the pub. Check local notice boards. Keep your eyes open and if you see an opportunity ask the question.
- Buy the local paper and perhaps even a subscription to it. One consideration may be to place a ‘wanted’ advert; our experience of this is a bit hit and miss (well mostly miss). You might just end up with a series of phone calls from folk wanting to sell you land which has no planning permission or prospect of it, so be careful.
- Get Googling. Search the Internet and visit websites such as Buildstore Plotsearch which has a database of plots across the UK.
- Buy or subscribe to self-build magazines such as Build It, Self Build & Design or Homebuilding & Renovating. Each month they have a directory of building plots by area. Or visit their websites and do your research on-line.
- Don’t forget your family, friends and colleagues. Let them know what you are planning and perhaps they will hear or see something which may be of interest.
There is no great secret to finding your ideal plot, but persistence and patience will help. You might be lucky and find a plot straightaway or you may have to wait months, maybe years. Whether its days, months or years for you, it is worth being patient to find the right plot for you.
